The Cozy Moose Maine Cabin Rental Terms and Conditions

In order for you to enjoy your Cozy Moose Maine vacation free from unexpected surprises or misunderstandings, it is important that you read, understand and agree to comply with our cabin vacation rental terms and conditions before making reservations. After reading, please contact us to make reservations for your Maine vacation. We will be happy to answer any questions you may have. A signed lease and/or an email confirmation is required that you accept the rental terms outlined on this page.

A 50% deposit is required to secure your reservation if made prior to 30 days of arrival. The full amount is required to secure your dates if made within a 30 day period. Sorry, no refunds for cancellations or occupancy changes made within a 30 day period.

YOUR COZY MOOSE LEASE IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS

  1. No smoking is allowed while inside the cabins for we provide a smoke free environment for our guests. All cigarette and cigar butts are to be disposed of in the receptacles provided. If the Cabin smells like smoke after your departure, you will be charged a minimum of a $150.00 deodorizing fee.
  2. The renter/lessee will supply a valid credit card number to be used as a security deposit. Renter/lessee understands the lessor has the right to charge for any damage in excess of reasonable wear and tear to the extent of the cost of the repairs or replacement of missing items. Renter/lessee also understand that he/she is expected to leave the property in the condition it was in when he/she arrived. This includes returning items to their place of origin, and keeping the outside premises clean and free of trash (including cigarette butts.) Please Note: Gas log fireplaces are serviced and inspected by a trained technician. Do not set anything on top of or make any adjustments to the gas log fireplaces other than adjusting the wall thermostat control; otherwise a service fee will apply. If the property is left in such a condition to require additional cleaning or outside trash removal, renter/lessee understands a cleaning fee will apply.
  3. The Cozy Moose beach, boat dock, utility room, and outside grounds are common area to all lodging guests and may be serviced if upkeep is needed. Utility room is to remain locked at all times.
  4. Boats, canoes, kayaks, and snowmobile rentals are not included in lodging rental fees unless specified. If you help yourself to the equipment without a rental agreement, you will be charged a rental fee. Sorry, no refunds for rental equipment prior to 30 days of reservation.
  5. If you bring your own boats, snowmobiles or other recreational vehicles, we are not liable for injuries, damages or theft. No operation or parking of any recreational vehicles is permitted between Cabins, under porches or decks of Cabins. Operation of recreational vehicles is only permitted for access to trails and Lake only, for there are residential homes in the neighborhood. Respect your neighbor's property and their privacy. DO NOT TRESPASS ON THEIR LAND! We will not tolerate complaints by other neighbors for disrespectful activity. There is a 15 mph speed limit that must be observed while operating any motorized vehicle on the private access road.
  6. We are unable to accommodate early check-ins. The office will be open for check-in from 3pm to 7pm. Please plan your check in accordingly. Permission must be granted for any late check-ins. Any outstanding balances must be paid before check in.
  7. Check-out is no later than 10am. Housekeeping services arrive on the premises at 9am to prepare the Cabins for next check-in, at 3pm that day. Reservations are scheduled for check- in the day you leave; therefore, it is not possible to accommodate late check-outs. Check outs after 10am will be subject to late fees. Arrangements to return the keys must be made the day before your departure.
  8. Occupancy Standards and Vehicle Registrations – Renter’s reservation denotes the number of allowed occupants. Leesee is required to notify us of any changes in occupancy or expected guests. The number of guests shall not exceed the occupancy standard permitted and must be pre registered at our office. We have a guest policy limiting the number of guests permitted. Additional fees may apply. All vehicles associated with reservations are required to be registered. No unregistered vehicles are permitted on premises.
  9. The Cozy Moose is a family-run and family-oriented business – the rental cabins are our homes. Please do not plan large parties on premises. Cozy Moose grounds are for use by our registered lodging guests only. Quiet hours observed before 8am and after 10pm.
  10. No electrical hookups are allowed of any kind. (i.e., campers, trailers, etc.)
  11. CAUTION: Check Ice Conditions when snowmobiling or ice fishing. We advise everyone to stay off the Lake unless there are marked trails and you have checked ice thickness. If renter chooses to ride the Lake, you are doing so at your own risk. Please exercise extreme caution. Watch out for protruding rocks that may appear to be snow. Do not access the Lake through other people's property. Refer to access information provided at check in. Operate at slow speeds, observing the 15 mph speed limit while in neighborhood.
  12. No Pets of any kind: Renter’s reservation was accepted under the agreement that pets were not allowed.
  13. Mandatory Recycling: Please put household general trash in large trash cans. Recycle cans, bottles, plastics, newspapers and cardboard in containers provided. Trash cans are to remain in the utility room. Please do not dispose diapers in utility room. Trash removal services is a courtesy, so please, all diapers are to be double bagged in diaper pail provided and set inside utility room on trash pick up days. Trash pickup is on Mondays and Thursdays, as facilities are open for trash disposal on these days.
  14. All septic systems are sensitive. Use only toilet paper safe for septic systems and please use sparingly. All other products are to be put in trash. Grease must be put in sealed containers and disposed of in trash. Never dumped outside or down sinks. There are no garbage disposals so please no garbage of any kind is to be put down sinks. Thank You.
  15. Lessor (The Cozy Moose) is not liable for personal injuries. Any unsafe or dangerous condition must be reported to us immediately. For children's safety, they are to be supervised at all times. Renter/lessee agrees to hold The Cozy Moose harmless for any and all loss of or damage to your personal property, injury or death resulting from the use of the rental property, grounds, boat dock, and/or beach. Caution: No diving is permitted off dock, and dock gate is to remain closed and latched at all times.
  16. Sorry, no outside campfires, charcoal fires or fireworks are permitted. Gas grills are provided for outside grilling and must remain off decks in designated picnic area. Grills are to be kept covered when not in use. Gas grills are cleaned and have gas in tanks prior to each guest arrival. Please make sure you turn off gas valve and leave grills clean and covered as you found them. If gas grills require cleaning after your departure, you will be charged a minimum of $45.00 cleaning fee per grill. For your safety, please do not cook bacon on grills or use excessive oil for this can be a fire hazard.
  17. Any violation of the general guidelines stated above without signed acknowledgment from lessor (The Cozy Moose) will be grounds for eviction without refund.
  18. THE TERMS AND CONDITIONS OF THE LODGING PROPERTY IS STATED IN THE LEASE. THE LEASE CONTRACT RENTER/LESSEE SIGNS CONTAINS THE ENTIRE UNDERSTANDING BETWEEN LESSEE AND LESSOR FOR LODGING ACCOMMODATIONS AND RECREATIONAL DEPOSITS. IT IS UNDERSTOOD THAT A SEPARATE LEASE FOR RECREATIONAL RENTALS IS REQUIRED. IT IS UNDERSTOOD THAT NO OTHER REPRESENTATION OR INDUCEMENT, VERBAL, OR WRITTEN HAS BEEN MADE WHICH IS NOT INCLUDED IN THE RENTAL AGREEMENT THAT YOU WILL BE SENT.
